Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $65 per person 18 and older occupying the apartment. You may pay these online with a bank account, credit card (a small fee will apply), or cashiers check to the office. All application fees are non-refundable.
Applications may be found under the “floor plans” tab of our property website, or you can stop in the office for a paper application during business hours.
Residents pay electric directly to Ameren UE. Residents are responsible for paying a utility fee of 1/bedroom $60, 2/bedroom $70 monthly. This is billed on the rent statement.
Security deposits start at $250 and may increase to a full months rent.
Rent is always due on the first and a $50 late fee is assessed on the 4th of every month (even Sundays and holidays). A charge of $5 per day is assessed every day after the 4th until rent is paid in full.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Up to 2 pets, cats or dogs, are allowed. Pets living in the apartment will require a one-time, nonrefundable $300 pet fee for 1 pet, or $400 for 2 pets in addition to the $150 pet deposit (refundable) for 1 pet, or 2. Monthly pet rent is $40 for 1 pet or $50 for 2 pets. Please contact the office for more details.
The hold fee is a non-refundable $100 fee required at the time of application submission.
The administrative fee is a non-refundable $100 fee that is due at lease signing.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is two times the rent amount. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 14 days, they will need to fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.
Yes! We offer AT&T and Charter/Spectrum for TV services and AT&T for internet only.
You are allowed to use gas or electric grills on the property. We also provide charcoal grills in our picnic areas.
If you are locked out during business hours, you can come to the office to be let back in your apartment. Outside of business hours, you will need to contact a locksmith.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.

I lived at park Commons for 2 years, it was a really great experience. I’ve lived in numerous apartments and this was the best one I’ve been in. It’s very clean, I always felt very safe and I never had any issues. I always had packages delivered to my door and there were never issues with that. Office staff was always friendly as well as maintenance. Great place to live!

Incredibly kind, professional, and knowledgeable. Took us on a tour through the display and a few vacant spots despite the terrible weather and even stayed late to accommodate us today and told us about the specials and made my boyfriend and I feel like royalty. We aren’t looking to move for quite some time but I will definitely recommend anyone to check out Park Commons.

This is my second time leasing an apartment here, with the first experience being in 2005. The complex still looks as clean, modern and well maintained as it was some 20 years ago. The management office is professional and responsive. These are well constructed buildings where noise from other tenants is very minimal. Great location and amenities.

I moved in roughly 2 months ago and I have nothing but good things to say. The front office staff is super friendly and accommodating, the maintenance crew is prompt on work orders, and the apartment feels cozy. I’ve had a few work orders put through and they have all been completed quickly and professionally. I will definitely be recommending to anybody looking in the area in the future.
